Home appraisal tips can’t affect everything about your home appraisal.  The appraisal process will compare your home to at least three homes similar to yours in the same general geographic area that have sold in the past six months to a year. Much of the info they will analyze are numbers: your square footage, number of baths, age of the house, etc. There is nothing you can do about this information that will impact the indicated value the appraisal gives your home.


 Here are the top four home appraisal tips to increase the value of your appraisal.


#1 Make sure your house is in good repair both inside and out. At a minimum, make sure the things that are obvious at a glance like exterior paint, trim ,and siding are in excellent condition.


#2 Get rid of stuff! If you want your house to look as good as possible, it needs to not be jammed full of extra furniture, toys, and unused items. Especially if you are getting an appraisal with the idea of selling your home soon, you should go ahead and start weeding out the items you no longer need.


home appraisal curb appeal#3 Curb appeal counts! A well landscaped, neat yard will add value to your home instantly. As objective as an appraiser may be, she will still have an immediate response to your house when she pulls up to the curb. Make sure that first impression is a good one!


#4 Make sure your house is clean and tidy when the appraiser comes.  Don’t underestimate the negative impact that dirty, unorganized house can make.  This is one of the easiest home appraisal tips to do; still, it is neglected way to often.
